Sanding Options We Offer

Traditional Sanding

The Most Common Sanding method for hardwood flooring services in Portland, OR, has changed very little since electric equipment modernized hardwood sanding. This process takes a worn down wood floor and restores it to a beautiful hard surface ready for many more years of use.

Sanding the floor down to bare wood, filling gaps and voids, and coating it with multiple coats of a variety of finishes available. This is a very common option for the lucky homeowners that have a “sandable” wood floor.

However, we are capable of more. For the client that shares our passion for craftsmanship and extra attention to detail, we offer a Signature Sanding process. Separating the two is the only way to offer competitive pricing for cost conscious projects, landlords, flippers, and property management companies.

Signature Sanding

By changing the sanding procedure to incorporate a new machine with different sanding characteristics, our hardwood flooring services overcome the limitations of traditional sanding. Implementing a “hard plating” process done by specialized machines not typically found in the traditional lineup of sanding equipment, we are able to get immaculate sanding results.

The first noticeable difference is the “Flatness” of the floor when looking at it in the natural light glares. Because traditional sanding equipment use a soft “drum” or “disk” that holds the abrasive paper in contact with the wood floor, and wood has different density between the springwood and summerwood, the soft part of the wood sands deeper then the hard part of the wood because of the rubber like contact and leaves behind a uneven floor.

Our hard plating machines are engineered to compromise on efficiency rather then results. Another benefit of the refined process is the burnishing and hardening of the top layer of wood due to high rotation speed so that it produces a more dense surface which in turn offers more protection against falling objects that leave dents and dimples in the wood floor.

 

Hardwood Refinishing

Raw wood is not resistant to scuffs and stains, it absorbs liquids almost instantly and therefore needs to be treated with a topical coating called Finish. There are many brands of finish and in those brands there are many different names for products but it all comes down to a few categories.

We will go over pros and cons, and VOC’s. Volatile organic compounds (VOC) is, among other things, a way to measure how potent a chemical finish is. Also if the finish is a “Single Component”- uses oxygen as its crosslink to begin the curing process, or “Two Component”- a two part mixture that has a catalyst which hardens the finish and as a result leaves a more durable protective layer on the floor.

More Information About Our Hardwood Refinishing Process

There are Four Categories that are worth mentioning:

  • Oilbase
  • Swedish Finish
  • Waterbase
  • Penetrating Oil

1. Oilbase

  • Also referred to as “Poly” which is short for Polyurethane. This category is the cost conscious approach and is of least durability. This finish has excellent self leveling properties and is thick in consistency which makes for great build in final result. It is a “single component” finish meaning it does not need to be mixed with a hardner for it dry once applied to hardwood. It uses oxygen as its crosslink that begins the curing process. It is the preferred category of finish by hardwood flooring service contractors because of two reasons: there is virtually no waste because a partially used gallon can be stored and used later on another project, and it is less expensive per gallon then the other three categories. It has a Residential use rating and is good for families with average to light traffic.
  • Typically holds a threshold of VOC – 510 g/L
  • Most easily identified by being a “single component” finish.
  • Sheen- Matte, satin, semi gloss, high gloss

2. Swedish Finish

  • The Swedish hardwood floor finish is a two component acid-cured finish or sometimes referred to as conversion varnish is a exceptional finish available only to licensed professionals and won’t be found sitting on the shelves of home improvement stores. This Finish category has a commercial rating and is extremely durable. It is cost effective with excellent protection that can last decades.
  • Most easily identified by it’s strong smell and high VOC’s. Vacating the home during application and drying is strongly recommended.
  • Sheen- Matte, satin, semi gloss, high gloss

3. Waterbase

  • Waterbase polyurethane is a newer generation of polyurethane. It uses the same building blocks as poly but is held together by a waterbase matrix that then evaporates and leaves the poly on the surface. There really should be two categories here because durability varies greatly and itt really comes down two a single component versus a two component.
  • Single Component- residential rating
  • Two Component- commercial rating
  • Low VOC content ~150 g/L
  • Sheen- Extra matte, matte, satin, semi gloss, high gloss

4. Penetrating Oil

  • Also known as European Wax. It is used on many higher-end prefinished floors because of its versatile coloring options and texture.
  • VOC-free environmentally friendly non-toxic plant based oil finishes (with impressive durability)
  • Sheen- Velvet type sheen which penetrates into the wood fibers to harden the surface of the floor and giving the wood a “raw and unfinished” (by traditional standards) look. This is the only finish that allows the user to walk directly onto the wood, rather then multiple layers of Polyurethane.
  • NEEDS MAINTENANCE- Each manufacturer has their own cleaning solution called soap, which hold trace amounts of the oil to refresh and reactivate its protective properties. Also, every two to three years depending on wear, it is recommended to use a “Revitalizer” that is comparable to a recoating the surface. It’s a process that deep cleans your floor and restores the Oil. User can either rent a floor buffer and do it themselves, or call us to do it for you. Typically a two hour process.

 

Hardwood Staining

Changing the natural color of wood floors during a hardwood flooring service. This process is done immediately following hardwood sanding and is then coated with a finish from the first three categories above. Using a variety of pre-mixed stains, or making something totally unique gives you many options to match your decor.
